This project was a high specification two storey fit out in a building which is well known to akp as we have already completed two other projects within the building.
St Vincent Plaza was completed in 2015 and consists of lower ground, ground and ten upper floors of flexible high-quality open plan office accommodation with associated secure parking at basement level.
The client had taken the tenancy of the remaining space on the Ground and First floors of the building (which are the last remaining suites in the building) encompassing 29,000 sq ft of office space.
The office was fitted out to a Cat A standard, and the works included modifications to the existing Cat A installation and a new Cat B fit out. The works were predominantly open plan containing approximately 190 workstations and facilities including coffee points, meeting facilities, quiet rooms, file storage, comms rooms, break out space, etc.
Other works included a new shower facility formed on the ground floor within the tenant’s demise as well as the formation between the ground and first floor of an intervention staircase.
The project was registered with BREEAM targeted to achieve a score of Very Good, however much to our delight it exceeded that expectation and it received a score of Excellent.
The project was also registered under the under the Considerate Constructors Scheme whereupon a site inspection it received a Performance Beyond Compliance Certificate. As part of our Considerate Constructors Scheme akp carried out the following:
This was the third project akp have carried out in St Vincent Plaza – the first for Whyte & Mackay and the second for Registers of Scotland. All three contracts were managed on site by our Senior Project Manager Jim Bain.
Eight of the ten floors were occupied during the duration of the contract. This proved a challenge as it was imperative that the works did not disrupt other building users and that the limited parking available for the building was not affected in anyway.
akp overcame this at an early stage. As we had previously worked in the building we were on excellent terms with the building management and with a number of the tenants and were able to adopted clear and regular lines of communication in order to schedule any noisy work during non peak times or out of hours.
We were also able to utilise the clients parking bays in order to set up a small site compound.
The project was allocated a specific lift for use throughout the works, with all operatives, materials and waste moved via this route.
St Vincent Plaza is located on one of Glasgow’s busiest thoroughfares therefore traffic management was paramount from the onset of the contract with all deliveries booked in and only accepted via the rear of the building.
Pivotal to the project was the removal of a large part of the floor slab to accommodate the installation of a bespoke staircase from the ground floor to the first floor. This was a very tight programme with no room for slippage which akp met on time.
